When ordering an appraisal from our company, we will listen to your needs carefully, with helpful understanding, then respond with complete and professional resolve.


We analyze your home from all angles. An appraiser will visit your home, and complete a detailed feature analysis.


Significant time is spent on each appraisal for the research and analysis of specific factors contributing to value.


We complete intensive comparable and statistical analysis specific to your neighborhood; we do not rely on automated valuation models (AVMs).


Our staff analysts record area statistics and organize ongoing studies of market and sub market trends.

A variety of reporting options are available to meet the individual needs of our clientele.

Full residential appraisals include: property inspection and report with legal description, neighborhood characteristics, current market conditions, zoning data and compliance, Highest and Best Use analysis, Sales Comparison, Cost Approach, Income Approach to value, as applicable, value reconciliation and appropriate certifications, digital data maps, building sketch, vivid photographic and aerial imagery.

Land Appraisal exhibits also include topographical maps and wetlands mapping, easement and Super Fund site scan, as applicable.​

All reporting options are subject to the scope of work, the needs of the intended users and the requirements of the Uniform Standards of Professional Appraisal Practice (USPAP). 


All Appraisal Land real estate appraisals and appraisal services comply with USPAP and other applicable regulations.

The Uniform Standards of Professional Appraisal Practice (USPAP) is the generally recognized ethical and performance standards for the appraisal profession in the United States. USPAP was adopted by Congress in 1989, and contains standards for all types of appraisal services, including real estate, personal property, business and mass appraisal.  Compliance is required for state-licensed and state-certified appraisers involved in federally-related real estate transactions.  USPAP is updated every two years so that appraisers have the information they need to deliver unbiased and thoughtful opinions of value (www.appraisalfoundation.org).
